MBRM Fund

The MBRM Fund is a comprehensive private fund built on MBRM’s accumulated know-how in real estate fund formation and management. Japan Post Insurance Co., Ltd., which pursues investments in properties (including development-type properties) with the potential to maintain stable operation levels in the medium to long term, has also invested in the MBRM Fund. Specifically, the fund invests in industrial facilities (including logistics facilities), office buildings, housing, commercial facilities, hotels, leasehold land, etc.
In addition to leveraging the flexible thinking and broad networks that are unique to a sogo-shosha group company, we will collaborate with non-group companies and become actively involved in joint asset management projects, eventually aiming for the asset scale to be several hundred billion yen.

Sustainability Initiatives
Mitsui & Co. Realty Management recognizes that efforts and initiatives in relation to ESG factors contribute to an increase in the value of our entrusted assets under management and enhancement of our competitive edge in the medium to long term. At the February 2023 Sustainability Promotion Meeting, the MBRM Fund was designated among the funds to which sustainability-related policies apply. We will continue to collect and organize environmental data, and actively promote the acquisition of environmental accreditations.

CASBEE Certification for Real Estate
CASBEE is a system for evaluating buildings’ environmental performance. It was developed under the leadership of the Ministry of Land, Infrastructure, Transport and Tourism of Japan. Under this system, comprehensive environmental performance is evaluated from the perspectives of both the environmental quality/performance of a building itself and the environmental burden the building poses outside. The CASBEE Certification for Real Estate is given according to four grades: “S”, “A”, “B+”, and “B” for buildings that are more than one year old.

Under CASBEE Certification for Buildings, buildings were rated using a set of different tools for three types of buildings: New Construction, Existing Buildings, and Renovation. The CASBEE Certification for Real Estate is given according to five grades: “S”, “A”, “B+”, “B-”, and “C”.

DBJ Green Building Certification
Under DBJ Grenn Building Certification, besides a building's environmental performance, to promote real estate that considers social demand from a wide range of stakeholders that deal in real estate, including crime of disaster prevention("Green Building"), properties are rated using an original scoring model that the Development Bank of Japan(DBJ) developed to select excellent properties that fill the needs of the times.

BELS Certification
BELS (Building-Housing Energy-efficiency Labeling System) is a system in which a third-party organization evaluates and certifies the energy conservation performance of a building. A building is rated on a five-star scale using the BEI (Building Energy Index) calculated from the primary energy consumption amount based on the Japanese government’s energy consumption performance standards.
