Overview

The need for and importance of digital infrastructure is rapidly increasing as a result of the acceleration in social and industrial digitalization, such as AI and self-driving. There has also been a rise in demand for domestic data centers because of the need of properly managing the confidential and personal information held by central and local government agencies, as well as by companies.

We will fully leverage the knowledge and specialist skills built up across the Mitsui & Co. group globally over many years in the development and operation of large-scale infrastructure and tap into MBRM’s land sourcing capabilities for new digital infrastructure development sites, as well as fully deploy our execution capabilities in project management and asset management, so that we can achieve our goal of managing Japan’s largest data center development and operations fund.

Furthermore, in developing and operating state-of-the-art data centers, which require an extremely high level of specialist skill, we will collaborate with data center operators in Japan equipped with top-class leasing capabilities, operational track records, and brand recognition in the area of hyper scale data centers. In consideration of the environment, we also aim to develop real estate with various accreditations.

Land sourcing

Research land and power supply conditions, etc. by leveraging our unique networks in order to select the best sites for data centers.

Business plan formulation(investors, operators, etc.)

Formulate a business plan in consideration of the investment scheme and operator, based on information about the acquired land; make proposals to investor candidates.

Developer

Alongside implementation of leasing by the operator, select a suitable design and construction company, and manage development progress.

Operation

After construction is completed, manage the facility as a steadily-operated asset, in accordance with the business plan, which also includes updates to equipment, etc.

Core fund

The data center market in Japan is becoming increasingly mature, and there are growing opportunities for trading or acquiring data centers already in operation (operative DC).
In order to maintain and expand our leading position in the data center market, MBRM also targets operative DCs for investment.

Activities

  • We will fully utilize the knowledge and specialist skills in the international infrastructure development business built up across the Mitsui & Co. group globally over many years in order to develop, operate, and further spread data centers as highly reliable digital infrastructure.
  • For our first project, we have launched a business platform with Colt Data Centre Services which has a top-class track record in the data center business, as our development manager and service provider. MBRM has taken on asset management responsibilities for the project.
  • Currently, four projects in Kanto and one project in Kansai region are under development.

Sustainability

Acquisition of GRESB

MBRM is currently responsible for asset management at Osaka Keihanna Data Center. The property has undergone GRESB real estate assessment, and this initiative has been highly recognized.
Osaka Keihanna Data Center participated in both the “Management Component (MC)” category, which assesses policies for promoting ESG initiatives, organizational systems, etc., and the “Development Component (DC)” category, which assesses development systems and measures. It acquired a “Green Star” for both components, signifying that Osaka Keihanna Data Center is an outstanding GRESB participant.
This is the first time that a data center development fund in Japan has acquired a GRESB Green Star.
Looking ahead, our policy is to put forward other data center development projects for GRESB assessment, and to accelerate our sustainability initiatives.
